Chandra DC, a vendor signatory to an all-inclusive agreement with RBEHWS to deliver sites to members of the Society on turn-key basis as per the terms of agreement.

We are a budding property developers on the northern part of Bengaluru. We have partnered with Reserve Bank Employees’ Housing Welfare Society, a facilitator organization, for procuring sites for its members on turnkey basis. The entire gamut of exercise involving identification of the place, legal clearance, acquisition of land, obtainment of approval from authorities, civil development and transfer of properties is carried out by us.

The total expanse of around 100 acres spread across two adjacent villages is being developed into a landmark area within a reasonable time as the entrusted job carried essence of time. As the clientele are from a premier institution in the country and has pan India relevance our commitment towards the project demanded multifaceted exposure.

We undertake top notch civil development work to conform to the requirement of planning authorities and to ensure tranquil and comfortable living. We always endure an extra mile to reinforce natural formations and watercourses found on the developing area.

We believe in offering affordable products to ready to afford individuals/groups. Affordable and budgetary pricing brings about good volume of responses and economies of scale too. It is very significant that the entire project is financed by the thrift fund pooled from salary earning section of the society.

Our focus on social concerns around the area has made us to embark on some people centric infrastructural activities. We wish to realize the coexistence of villages and new layouts.

We provide push to the aspiration of making the place a self-reliant, sustainable and livable area with premium but workable features, thus houses can be built on sites and plot owners live there.

We have expertise in procurement of land and seamless transition of property as we encourage participation of farmers in the development.

We appreciate the concerns that lateral expansion is straining the scarce infrastructure and hence, we have plans to take up a group housing projects with loads of convenience for buyers to live and commute to their work. We have a prominent feature of customers’ desire built into our efforts while identifying a place, be it a layout or be it a group housing venture. We are driven by their liking to ensure that our endeavors are taken seriously by existing and new customers as well. Many properties abetting highways on Bengaluru north are listed for residential development by us.

A collective organisation to look after the properties in Tavarekere Project area

That was a humongous  effort in the last decade well matched by a supporting membership to establish a remarkable place  in Tavarekere, Bengaluru South. Everyone associated with the project contributed immensely to realize their dreams. After handing  over the sites to owners  some   have found houses on them and the remaining are  lying in ruins along with  ill-maintained parks, CA sites and roads.  These vacant sites are looking abandoned and some of them have changed hands. Irrespective of whether they are held by original allottees or the new buyers who are yet to become Society’s members the sites are miserably waiting for their upkeep as they have not seen any maintenance for years. We are experiencing what we feared. The sites are in the midst of  transactions, settlements and hopes but they are left hopeless without any care. Now, the time is up for regular/preventive maintenance. Poor maintenance has hastened the process of  replacement and restoration. We are enclosing few images shot at the project to seek your immediate response to save the situation for your property. The Society has been trying  its best to revive and encourage the RBEHWS Owners’/Residents’ Welfare Association to upkeep the place for the good of owners.  Boundless negligence and collective disownment have caused damage to physical infrastructure,  visual appearance and overall feel of the place. Roads, drains and water pipes have started giving up owing to wear and tear in the last 10 years.   Regular maintenance would have deferred the deterioration. Constant  worsening has caused near collapse of the infrastructure. As advised by the General  body on 9/3/2025  we have asked  RBEHWS ORWA  to take  up the task of repair/restoration of infrastructure in layouts. In deference to the wishes of the General body of RBEHWS steps were initiated to restore and maintain the  Tavarekere project area. The General body meeting of RBEHWS ORWA was convened on March 16, 2025 to form a new managing committee.  It was decided to immediately take up the repair work of the dilapidated amenities. It was decided to arrive at the estimated cost of the restoration work and collect the required money from the owners of the plots and from the collected money to carry out  the most urgent repair works on priority.  It was also decided that the repair and maintenance of the facilities should be done with the help of the local bodies and the government and to seek the  guidance of the developer of  Tavarekere project for that. In response to that communication all the site owners in Tavarekere project are required to pay as a collective contribution to safeguard the interest of all the sites. We request all the site allottees in Tavarekere project  to either pay the applicable maintenance fee or forward the communication to the buyers/present owners of sites for necessary action at their end. Owner-Members who have sold their sites to non-members may please forward buyers’ details to admit them as members of  RBEHWS to adhere to the requirements of bylaws. Owning sites in Society’s projects without membership of the Society is violation of bylaws of Society.  The plight of sites and common areas indicate the scant regards for the collective aspirations which encouraged us to  place an  everlasting imprint on the western part of Bengaluru. But for this, Tavarekere layout is still identified, liked and sites are bought there by many for their  spotless origin and their  original owners. As regards the layout on survey no. 153/3 we advise the members not to carry out any activities to sell their sites till the time   Government’s decision on ‘Circular Railway’ is finalized. Of late, we have received requests from site owners for PC/NOCs not collected earlier. We have asked such members  to approach the developer (Contact mob no. of Developer’s representative Sri Ramaiah is 97402 84124) as the PC/NOCs lying with us have been forwarded to him. Amount in respect of  unpaid PC/NOCs and other dues  will continue to be  the payables from the respective sites in  Tavarekere project to the account of Tavarekere developer.
